Selling China Property as a Foreigner and Remitting Proceeds

Selling the property and remitting the proceeds are connected but separate files. Title, appearance or power of attorney, tax clearance, transfer registration and bank authenticity evidence must be sequenced.

Workflow principle

Confirm who can sell, who must appear and how the purchase funds entered China before promising closing or remittance.

Reconcile title and identity, determine marital or co-owner requirements, confirm whether personal appearance or a formal power of attorney is accepted, complete tax and transfer registration, and build the bank remittance pack from the authentic sale and original funding record.

Sale-to-wire sequence

Run the transaction in five stages.

City registration, tax and bank practice differ; confirm each window before fixing dates.

Time on site

The property register determines the seller. Confirm whether the seller must attend and what notarised or apostilled power of attorney the local window accepts.

Authenticity line

Do not use relatives’ quotas, underground matching or an invented ownership story to move the proceeds. Title, sale price, tax and funding records must support the seller and the requested remittance.

Before listing

Complete the seller control sheet.

Frequently asked questions

Common foreign-seller questions.

City and bank practice can change the answer.

Must the foreign owner travel to China to sell?

Some registration windows require personal appearance or a tightly drafted notarised and apostilled power of attorney. Confirm local acceptance before relying on remote signing.

Can one spouse remit half if the property is registered only to the other spouse?

The registered title and sale documents determine the seller. Marital-property arguments do not automatically create a separate remittance entitlement.
