Direct answer

Best case: the same bank still has the inbound FX that bought the flat, plus the sale contract, transfer registration and tax proof. RMB-only or third-party purchase funds need a written story, not a suitcase. A Chinese co-owner’s “half” is not automatically your wire. Timing is bank practice — often weeks, not an SLA. Splitting the sale across relatives’ USD 50,000 quotas or using an underground bank is the high-risk version of this page. Inheritance and company profit have their own URLs.

Scope and legal framework

SAFE individual / current-account authenticity. Banks review purpose, tax and the link between the inbound funds (if any) and the outbound sale proceeds. The circulars and the bank’s own checklist both matter.

Why inbound FX helps. A documented foreign-currency purchase that landed in China is the cleanest “this is my money coming back” story. RMB wages or a family transfer into the purchase need extra exhibits.

What this is not. Not the personal convenience quota, not heir SAFE, not WFOE dividends.

Practical workflow

  1. One PDF: sale contract, new title, tax slips, original inbound SWIFT if any.
  2. Sit at that bank; do not shop five branches the same afternoon.
  3. If they refuse: written reason, then counsel — not a matching desk in WeChat.

Common mistakes

  • Paying a “helper” to use other people’s quotas.
  • Wiring to a third-country friend “to keep it simple.”
  • Starting the bank file before tax is paid.

Action checklist

  1. Inbound SWIFT / purchase-fund memo.
  2. Tax PDF from the clearance page.
  3. One receiving account in the seller’s name.
  4. No quota-split plan.

FAQ

Common questions

Quick answers for foreign nationals and employers. Rules vary by city and change over time.

We bought entirely with RMB salary. Can we still remit?

Sometimes, with a tighter authenticity story (payroll, tax, why the flat was bought). It is slower and more bank-discretionary than a documented inbound FX purchase. Do not invent an inbound SWIFT.

Can we use the 50k quota for the leftover?

Do not design a sale exit that way. See the quota page for what that number actually is.
