The Civil Code caps a lease term at 20 years; any excess portion is invalid. Leases over six months should be in writing. The Civil Code also places the default repair obligation on the landlord unless the parties agree otherwise, and subletting generally requires landlord consent.

Failure to complete lease registration/filing does not by itself invalidate the lease under the Civil Code. However, registration can matter operationally, and local procedures may affect business registration, licensing, tax, immigration or other practical matters.
