Land Use Right Terms
- Residential: 70 years (automatically renewable)
- Commercial/Industrial: 50 years (renewable subject to land premium)
- Mixed-use: 50 years
- Educational/Agricultural: 50 years
Acquisition Methods
Grant (出让) — Government auction or tender. Full payment of land premium upfront. Most common for development.
Transfer (转让) — Purchase of existing rights from another holder. Requires government approval.
Lease (租赁) — Rental from the government or a rights holder. Shorter term (typically 5–20 years).
Foreign Ownership Rules
Foreign individuals may purchase one residential property with 1+ year residence permit. Foreign-invested enterprises may purchase commercial property for business use. Agricultural land and restricted zones are prohibited.
