Heirship can pass a house to a foreigner — the deed will not move until notary/registry (and any policy overlay) is done.
Nationality does not by itself bar statutory or testamentary succession to a PRC home. The bottleneck is the file: death certificate, heirship, translations, authentication, notarial succession or judgment, then the housing bureau. Some cities overlay foreign-individual purchase policy even on inherited units (holding, sale, or registration practice). The long guide /inherit-property-china-foreigner-guide stays canonical. Bank accounts and company shares are related pages. Do not treat a UK grant of probate as a Shanghai deed.
